Demand for Single-Family Houses Rises Across Austria

The demand for single-family houses has risen across Austria in 2024, with interest up by an average of 15% compared to the previous year, according to property platform ImmoScout24.

Despite the rise in demand, prices have remained largely stable, though with significant regional differences.

However, Markus Dejmek, Austria Managing Director of ImmoScout24, said he expects the market to pick up further this year. “The prospect of lower borrowing costs and easier access to credit should give the housing market a noticeable boost,” he said.

Strongest Growth in Vorarlberg, Vienna and Carinthia

Interest in single-family houses was particularly high in Vorarlberg, where demand soared by 56%. Vienna saw a 25% increase, while Carinthia recorded a 24% rise.

Despite growing interest, the average asking price per square metre remained largely unchanged at €3,836 compared to 2023.

Tyrol Remains Austria’s Priciest Region

House prices have moved in different directions across the country. Styria (-6%, €3,163 per sqm), Vorarlberg (-5%, €5,500 per sqm) and Burgenland (-3%, €2,423 per sqm) all saw a dip in average square metre prices.

By contrast, Salzburg (+5%, €5,789 per sqm), Tyrol (+2%, €7,163 per sqm) and Vienna (+1%, €6,414 per sqm) recorded price increases. Tyrol remains the most expensive place to buy a home, followed by Vienna and Salzburg.

Wide Gap in House Prices Across Austria

The cost of a 150-square-metre house varies significantly across the country. Burgenland is the most affordable region, with prices averaging €363,480.

At the other end of the scale, buyers in Tyrol (€1,074,519) and Vienna (€962,144) face the steepest costs. A similar home in Salzburg costs around €868,421, while in Vorarlberg, it is priced at €825,000.

Lower Austria (€538,400), Upper Austria (€497,144), Carinthia (€454,592) and Styria (€474,375) all remain more affordable options.

The analysis, conducted in February 2025, is based on 78,576 data points from listings on ImmoScout24.at in 2023 and 2024. The prices represent median values.
